Rehabilitation of existing Villa St Ignatius and proposed Class 3B 4-star hotel containing 64 rooms (of which 11 suites) and ancillary amenities. Proposed works include the reinstatement of the villa’s front annex on Triq Scicluna, restoration works to the villa and reinstatement of the external stairs, masonry features and apertures; demolition of the newer constructed blocks adjacent to the villa and recent accretions, including the annex at the rear of the villa, aluminium structures within the villa’s yards and a more recent structure built on Triq Scicluna adjacent to the villa’s front garden; excavation works within part of the villa’s surrounding grounds; the construction of 3 No. reservoirs; the construction of three underground levels beneath the front and side of the property to accommodate a service area, two levels of underground parking, a new substation and service zone; internal and external alterations to the villa; a proposed hotel restaurant and breakfast/bar area within the villa’s front annex at level 0 together with an outdoor catering area within the villa’s front garden; a proposed spa; the proposed construction of three additional setback floors above the villa containing hotel rooms and suites; proposed outdoor heated pool and deck area on the the villa’s front terrace; proposed construction at the rear of the villa comprising two levels of multi-purpose hall area and four floors of suites; proposed construction of a side block comprising an info point and exhibition space at ground floor level and three levels plus setback containing hotel rooms and suites; and proposed landscaping and paving works within the front garden, paved passage along the villa’s extents and the roof gardens and service areas at the various roof levels.
