Mtarfa - Site at, Triq Santa Lucija, Mtarfa
Proposed demolition and reconstruction of a pre-1967 dwelling (door number 6) which has a minimum habitable area of 100m², on an adjacent site to that existing. The new location will result in a planning gain given that the proposed dwelling will directly abut to a 3-story blank party wall pertaining to a block of flats, the latter further mitigated by proposed planting of indigenous trees; also being that the proposed dwelling is directly located along Triq Santa Lucija, the development will not necessitate erection of poles or trenching in order to connect to the electricity or potable water distribution network or sewage system respectively as opposed if it was rebuilt on its current location. Given the new location of the dwelling, the original site wherein the ruins of dwelling will be changed to agricultural land. Proposal also includes restoration of structure ‘G’.
